Although it seems counterintuitive, programmable thermostats can sometimes increase energy consumption in some homes (but not necessarily). Discover the linkage of behavior, technology, and payback projection assumptions regarding energy efficiency and market value for homes and investment real estate. Follow the money!

In this two-hour survey class we’ll discuss the challenges and solutions to appraising LEED, Energy Star, and also non-certified high-performance real estate. Part of high performance design is on-site “distributed generation” power systems. There will be an overview of valuing solar photovoltaic systems and other energy options with case studies (redacted for privacy) involving these issues. Participants should leave with a clear view of the importance of due diligence and compliance with the USPAP Competency Rule. We will review some of the key published research regarding the market value for this high performance “Green” buildings (with resources list).

Fundamental concepts of value will be explained within the framework of standard appraisal methodology showing that skilled appraisers already have the tools necessary to produce credible reports that incorporate the impact from superior building design.

COURSE DESCRIPTION

Combining the analytical processes of market analysis, highest and best use, and income valuation, this course is intended for those who have taken and passed the General Appraiser Market Analysis and Highest & Best Use course and have a thorough understanding of the mathematical and financial principles necessary to perform appraisals of income-producing properties.

Building on the Level B marketability studies that were applied in General Appraiser Market Analysis and Highest & Best Use, you will perform Level C marketability studies using fundamental demand analysis and study several real estate markets in a fictional city.

The economic base of the community is explored, and it is used as the subject and example for both physical and economic forces that affect all communities and consequently all real estate.

The remainder of the course consists of four case studies (apartment and condominium conversion, retail, industrial, and land with potential for mixed-use development) that are intended to demonstrate both the power of fundamental market analysis and its application to highest and best use decisions.

Note. Because this course builds on concepts learned in the Appraisal Institute’s General Market Analysis & Highest and Best Use course, it is HIGHLY recommended that you take the Appraisal Institute’s General Market Analysis & Highest and Best Use course before you take this advanced course.

By taking both courses, you will gain a solid knowledge base of market analysis and highest and best use concepts. If you elect only to take this course, be advised that you’ll need to factor in additional study time to learn the general concepts presented in the previous course.

Course Description: This course provides the theoretical and analytical framework for separating the tangible and intangible assets of operating properties.

Through discussion, lecture, readings, and case studies, participants will apply the theory of the firm and the concept of economic profit to the solution of problems related to ad valorem taxation, eminent domain, loan underwriting, and transaction price allocation.
